Booking terms and conditions

These terms and conditions govern the agreement between the property owner ("we," "us," "our") and the person making the booking ("you," "your") for a short-term holiday let at Waveney Cottage, Fieldview Cottage, Foxglove Shepherds Hut, Dragonfly Shepherds Hut, Bumblebee Glamping Pod or any camping pitch. By making a booking, you agree to these terms and conditions.

1. Booking and Payment

1.1. Deposit: Usually full upfront payment is requires however, in rare circumstance we may agree to accept a 25% deposit is required to confirm your booking. This deposit is non-refundable unless otherwise stated.

1.2. Balance Payment: The remaining balance must be paid no later than 6 weeks before your arrival date. Failure to pay the balance on time may result in cancellation of your booking.

1.3. Payment Methods: We accept payment by bank transfer or website payment.

2. Cancellation and Refunds

2.1. Cancellation by You: If you need to cancel your booking, please notify us in writing as soon as possible. Refunds will be issued as follows:

  • More than 2 weeks before arrival: 100%.

  • Less than 2 weeks before arrival: No refund.

  • 2.2. Cancellation by Us: In the unlikely event that we need to cancel your booking, we will notify you promptly and provide a full refund. We recommend that you purchase travel insurance to protect yourself against unexpected events that may lead to cancellation.

3. Arrival and Departure

3.1. Check-in Time: Check-in is from 3pm.

3.2. Check-out Time: Check-out is by 10am.

3.3.Late Check-out: Late check-outs must be agreed in advance. Unauthorised late check outs will incur a fee of £20/hour.

4. Occupancy

4.1. Maximum Occupancy: The maximum number of guests is 4 per cottage and 2 per glamping unit. Exceeding this limit without prior approval will result in termination of the booking without refund.

4.2. Pets: Up to two pets are allowed per accommodation unit with prior approval and for an extra fee payable ahead of your stay.

5. Your Responsibilities

5.1. Property Care: You must take reasonable care of the property and its contents during your stay. Any damage or breakages must be reported immediately.

5.2. Cleanliness: The property must be left clean and tidy upon departure. Excessive cleaning required may result in additional charges.

5.3. Noise and Conduct: Please respect our neighbours and keep noise to a minimum, particularly between 9am-9pm.

5.4. You are responsible for familiarising yourself with health and fire safety material provided in the folders in each accommodation unit and the communal camping kitchen.

6. Security Deposit

6.1. A security deposit of £250 is required for exclusive hires and longer stays (more than 2 weeks) and will be refunded within 7 days after your stay, provided no damage or additional cleaning is required.

7. Liability

7.1. We are not liable for any loss, damage, or injury sustained by you or your guests during your stay, except where caused by our negligence.

7.2. You are responsible for ensuring that your personal belongings are secure at all times.

8. Force Majeure

8.1. We are not liable for cancellations or disruptions caused by events beyond our reasonable control, including but not limited to natural disasters, pandemics, or government restrictions.

9. Complaints

9.1. If you have any complaints during your stay, please notify us immediately so we can resolve the issue promptly.

10. Governing Law

10.1. These terms and conditions are governed by the laws of the UK and any disputes shall be resolved exclusively in the courts of the UK.

By making a booking, you acknowledge that you have read, understood, and agree to these terms and conditions.
